That, having regard to the size of the extension and its location relative to existing surrounding properties, the proposals represent an unneighbourly form of development by reason of overshadowing, overlooking and general proximity, which would detract from the residential amenity of occupiers of adjoining properties in Gelt Burn, contrary to Policy H12 of the adopted South Oxfordshire Local Plan.

That, having regard to the location of the extension relative to the site boundaries, and to its inappropriate details of design, the proposals represent a cramped and intrusive form of development which would detract from the character and appearance of the existing building, detrimental to the visual amenity of the street scene, contrary to Policy H12 of the adopted South Oxfordshire Local Plan.
