Conditions / Refusal Reasons
The uses hereby permitted shall not take place before 7.00am on Mondays to Saturdays, nor after 7.00pm Mondays to Fridays and 1pm on Saturdays, nor at all on Sundays or Bank Holidays, without the prior approval in writing of the Local Planning Authority. Reason: To ensure that the development is not unneighbourly and to safeguard the character of the area in line with policies G1, G7, GB3, C3 of the South Oxfordshire Local Plan 1997.

That notwithstanding the provisions of Article 3 of, and Class A Part 6 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 or any other order revoking or re-enacting that Order, no agricultural buildings or extensions to existing buildings shall be erected on the land lying within the blue or red edged areas on the plans accompanying the application for which planning permission has been granted without the prior grant of planning permission on a formal application submitted in respect thereof. Reason: To protect the character of the locality and to ensure the openness of the Green Belt is maintained in accordance with policies G1 and GB3 of the South Oxfordshire Local Plan 1997.

A scheme for the provision of directional signage to be provided on the public highway at the junction of Burcot Lane with A415 and A4074 shall be submitted to and approved in writing by the Local Planning Authority within 3 months from the date of this permission. The scheme shall be implemented within 6 months of the date of this permission. Reason: In the interests of highway safety and in accordance with policy G10 of the South Oxfordshire Local Plan 1997.

Signage shall be erected within the red line area to confirm the internal access and car parking arrangements within the site within two months from the date of this permission. Full details of the signage to be erected shall be submitted to and approved in writing by the Local Planning Authority within one month from the date of this permission. Reason: In the interests of highway safety and in accordance with policy G10 of the South Oxfordshire Local Plan 1997.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 or any other order re-voking or re-enacting that Order, no further change of use from Class B2 to B1 or Class B8 to B1 of the commercial buildings hereby granted consent, or of the building granted consent under the Certificate of Lawful Use reference: P00/W0573/LD shall be carried out without the prior grant of planning permission in respect of a formal application submitted in respect thereof. Reason: To comply with the Local Planning Authority's employment policy and in the interests of highway safety and traffic generation, in accordance with policies E3, and G10 of the South Oxfordshire Local Plan 1997.

That a scheme for landscaping of the site, including the planting of live trees and shrubs, the treatment of the access road, hardstanding areas, the former transport depot area and the treatment of any area of open space shall be submitted to and approved in writing by the Local Planning Authority within three months of the date of this permission. The scheme shall be implemented as approved within 12 months from the date of this permission and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs dying or being seriously damaged or destroyed within three years of the date of this permission, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help assimilate the development into its surroundings and reduce the impact upon the openness of the Green Belt in accordance with policies G1, G9, GB3 of the South Oxfordshire Local Plan 1997.

The units outlined in red on the attached plan shall remain in single occupation and shall not be sub-divided or occupied separately in any way. Reason: To comply with the Local Planning Authority's employment policy, in the interests of highway safety and traffic generation and to ensure that the uses of the buildings do not have a greater impact upon the openness of the green belt, in accordance with policies E3, and G10 and GB3 of the South Oxfordshire Local Plan 1997.

No commercial or industrial activity or processes shall be conducted outside the buildings or any materials stored in the open areas of the site as shown edged red on the application plans and the site shall otherwise remain open and free from any further development unless planning permission has first been granted on a formal application submitted in respect thereof. Reason: In the interests of visual amenity and to ensure the proposal has no greater impact upon the openness of the green belt in accordance with policy GB3 of the South Oxfordshire Local Plan 1997.

That no external lighting shall be installed at the site without the prior agreement of the Local Planning Authority. Reason: To safeguard the character of the area in accordance with policy GB3 of the South Oxfordshire Local Plan 1997.

That a scheme for the construction of passing bays along Burcot Lane shall be submitted to and approved in writing by the Local Planning Authority within three months of the date of this permission. The scheme shall be implemented as approved within three months of receiving the approval. Reason: In the interests of highway safety in accordance with policy G10 of the South Oxfordshire Local Plan 1997.

That a plan confirming the areas of the site which are to be used for vehicle parking shall be submitted to and approved in writing by the Local Planning Authority within three months from the date of this permission. The approved parking areas shall be surfaced and laid out, retained and maintained, to the satisfaction of the Local Planning Authority and the designated parking areas shall be permanently available to those persons engaged in the activities for which this planning permission relates, and no other part of the site shall be used for vehicle parking without the prior agreement of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect the visual amenities of the locality and the openness of the green belt in accordance with policies G1, GB3, and G10 of the South Oxfordshire Local Plan 1997.
