Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To safeguard the character and appearance of the existing building and the
Little Wittenham Conservation Area and in accordance with Policy Con 10 of the
South Oxfordshire Local Plan.
That the rooflight shall be a conservation type.
Reason: To safeguard the character and appearance of the existing building and the
Little Wittenham Conservation Area and in accordance with Policy Con 10 of the
South Oxfordshire Local Plan.
That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority.
Reason: To safeguard the character and appearance of the existing building and the
Little Wittenham Conservation Area and in accordance with Policy Con 10 of the
South Oxfordshire Local Plan.
That the bedroom window in the north facing elevation of the extension hereby permitted shall be glazed in obscure glass and be so designed to have limited opening as detailed in the amended plan accompanying letter from the agent received on 22 August 2000. The window shall be inserted prior to the first occupation of the accommodation and shall thereafter be retained as such.
Reason: To ensure that the development is not unneighbourly in accordance with
Policy H12 of the South Oxfordshire Local Plan.
That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no additional windows to those shown in the west facing elevation of the extension hereby permitted unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof.
Reason: To protect local amenities in accordance with Policy H12 of the South Oxfordshire
Local Plan.
That the existing close boarded wooden fence shall be raised in height to include the trellis work as shown on the submitted plan on all boundaries to the property abutting the land forming No 8 Hillside and shall thereafter be retained.
Reason: To protect local amenities in accordance with Policy H12 of the South Oxfordshire
Local Plan.
