That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the character of the area in accordance with Policies G1 and H12 of the South Oxfordshire Local Plan.

That prior to the commencement of development on the site a detailed specification of the foundations and any works required for tree protection measures shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the area in accordance with Policies G1 and C16 of the South Oxfordshire Local Plan.

That the laurel hedge on the north western boundary of the site shall be protected to the satisfaction of the Local Planning Authority whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of development. Reason: To safeguard the character of the area in accordance with Policies G1 and C16 of the South Oxfordshire Local Plan.
