Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policy H12 of the South Oxfordshire Local Plan.

That, prior to the commencement of the development, a method statement for the construction of the extension shall be submitted to and approved in writing by the Local Planning Authority. The method statement shall include full details of how the hedge on the western boundary of the site will be retained and maintained both during and after construction. Reason: To protect a hedge which is visually important in accordance with Policy C3 of the adopted South Oxfordshire Local Plan.
