Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the adopted South Oxfordshire Local Plan.
That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no additional windows nor extensions shall be constructed unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof.
Reason: To ensure that the details of the development are satisfactory in accordance with Policy H4 of the South Oxfordshire Local Plan.
That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the South Oxfordshire Local Plan.
That a scheme for the landscaping of the site, including the planting of live trees and shrubs, the treatment of the access road and hardstandings, and the provision of boundary fencing and screen walling shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall include planting on the southern boundary of the site. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings in accordance with Policy G8 of the South Oxfordshire Local Plan.
That, within 3 months of the occupation of the new dwelling, the existing bungalow shall be demolished and the materials removed from the land.
Reason: To ensure satisfactory comprehensive development in accordance with Policy G8 of the South Oxfordshire Local Plan.
That all spoil from the development shall be removed from the site.
Reason: To ensure that the details of the development are satisfactory in accordance with Policy H4 of the South Oxfordshire Local Plan.
That, prior to the commencement of any other development to which this permission relates, the height of the proposed damp proof course, relative to existing ground levels shall be agreed in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory in accordance with Policy G5 of the South Oxfordshire Local Plan.
