That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To safeguard the character of the area in accordance with Policies G1 and G8 of the South Oxfordshire Local Plan.

That the lime tree to the south west of the proposed extension that is the subject of a Tree Preservation Order shall be protected whilst development operations are in progress in accordance with the recommendations contained in B.S. 5837 'Trees in relation to construction'. Reason: To safeguard the tree which is visually important in accordance with Policy C16 of the South Oxfordshire Local Plan.
