That, having regard to the size of the proposed two storey extension and to the design details and materials of the glazed link in particular, the proposal represents unacceptable works which would detract from the character, appearance and setting of this grade II listed building and the character and appearance of the North Moreton Conservation Area.  As such the proposal is contrary to policies G1, CON6, CON7, CON8, CON10 and H12 of the South Oxfordshire Local Plan.
