That, having regard to the size of the proposed two storey extension and to the design details and materials of the glazed link in particular, the proposal represents an unacceptable form of development which would detract from the character, appearance and setting of this grade II listed building and the character and appearance of the North Moreton Conservation Area. As such the proposal is contrary to policies G1, CON6, CON7, CON8, CON10 and H12 of the South Oxfordshire Local Plan.
Having regard to the size of the proposed extension and its position in relation to the neighbouring property to the west the proposal represents an oppressive form of development which would detract from the residential amenities currently enjoyed by the occupants of Forge Cottage. As such the proposal is contrary to policies G1 and H12 of the South Oxfordshire Local Plan.
