Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory.

That the building shall not be used until the external walls have been cement rendered. Reason: To ensure that the details of the development are satisfactory.

That the Beech tree on the driveway to the south west of the proposed building shall be protected to the satisfaction of the Local Planning Authority whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. The scheme shall include details of breaking up and removing the concrete hardstanding under the existing garage. Reason: To safeguard the tree.
