Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced.
Reason: To safeguard the architectural and historic character and appearance of the listed
building and in accordance with Policies G1, CON6, CON7, CON8 and CON10 of
the South Oxfordshire Local Plan.
That no development shall take place within the application area until a staged programme of archaeological evaluation and mitigation measures has been implemented in accordance with a scheme of investigation which shall first have been submitted to and approved in writing by the Local Planning Authority. The programme of work shall include the provision of a detailed record of the existing building together with all processing, research and analysis necessary to produce an accessible and useable archive and a full report for publication. The work shall be carried out by a professional archaeological organisation.
Reason: As the building is of archaeological/historic importance and in accordance with
Policies CON16 and CON18 of the South Oxfordshire Local Plan.
That full details of the venting and extract system for the boiler shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of any development.
Reason: To safeguard the architectural and historic character and appearance of the listed
building and in accordance with Policies G1, CON6, CON7, CON8 and CON10 of
the South Oxfordshire Local Plan.
That the roof of the pentice shall be situated beneath the string course of the nave and that full details of the method of its fixing to the existing fabric shall be submitted to and approved in writing prior to the commencement of development.
Reason: To safeguard the architectural and historic character and appearance of the listed
building and in accordance with Policies G1, CON6, CON7, CON8 and CON10 of
the South Oxfordshire Local Plan.
That prior to the commencement of development on the site and during construction works the Yew tree shall be protected in accordance with the details accompanying the application.
Reason: To safeguard the Yew tree which is visually important and in accordance with
Policies G1, CON10, CON15 and C16 of the South Oxfordshire Local Plan.
