Conditions / Refusal Reasons
That the proposal would be contrary to the provisions of the adopted South Oxfordshire Local Plan. Within the built confines of existing settlements with a range of facilities the Council will permit acceptable infill provided, amongst other things, an important open space is not lost and there are no amenity objections. In addition, the Council will seek to ensure that the design, height and scale of new dwellings are in keeping with their surroundings (Policies H4 and H5). The Council will also seek to ensure that the character of individual Conservation Areas is preserved or enhanced (Policy CON8). The site comprises an open and undeveloped piece of land which makes an important contribution to the established character of the Long Wittenham Conservation Area. The erection of a dwelling on this site would therefore detract from the character of this part of the Conservation Area. Furthermore, having regard to the size and details of design of the proposed dwelling, relative to surrounding development, the proposals would detract from the character and visual amenity of the locality.

That, having regard to the limited width of Fieldside at its junction with the B4015, the erection of a dwelling would result in increased use of an unsatisfactory access which would be detrimental to the safety and convenience of other users of the highway contrary to Policy G10 of the adopted South Oxfordshire Local Plan.
