That the site comprises an important open and undeveloped space, adjoining a public footpath within the Chilterns Area of Outstanding Natural Beauty. The erection of a dwelling on this site would result in a relatively cramped form of built development, which would be out of character with the spacious surrounding development, detrimental to the visual amenity of this semi-rural area, contrary to Policies H5 and C2 of the adopted South Oxfordshire Local Plan.
