Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That sample materials to be used for the external walls and roofs of the garage, the extension, for making good the walls following the insertion of new windows and alterations to the external doorway and any works of refurbishment to the front/side boundary walls shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and finish of all windows including obscure glazing details of the rooflights on the south facing roof slope and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the South Oxfordshire Local Plan.

That all rainwater goods shall be constructed of cast iron. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the South Oxfordshire Local Plan.

That the rooflights shall be conservation type. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the South Oxfordshire Local Plan.

That the brickwork to be used in the extension shall be laid in a bond to match the existing barn. Reason: To ensure that the details of the development are satisfactory in accordance with Policy G8 of the South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of, and Class A of Part 1 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order), no additional rooflights to those shown on the submitted plan or other window types shall be inserted in the courtyard elevation (i.e. south facing) of the building as proposed to be altered unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To ensure that the development is not unneighbourly and to protect local amenities in accordance with Policy G8 of the South Oxfordshire Local Plan.

That notwithstanding the provisions of Article 3 of and Class A of Part 1 and Class A of Part 2 of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) no extensions or alterations which affect the external appearance of the dwellinghouse or the erection of walls and fences including free standing walls and fences shall be erected unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To protect local amenities and to safeguard the character and appearance of the existing building and the North Stoke Conservation Area in accordance with Policies G8 and CON10 of the South Oxfordshire Local Plan.

That a scheme for the landscaping of the landscaping of the site including the planting of live trees and shrubs, the treatment of hardstandings and details of access gates, boundary fencing and screen walling shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings in accordance with Policy G9 of the South Oxfordshire Local Plan.

That except insofar as may be otherwise agreed by the Local Planning Authority all trees and shrubs on the land be preserved and properly maintained and that in the event of any of the trees dying or being seriously damaged or destroyed, a new tree or equivalent number of trees, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To safeguard trees which are visually important in accordance with Policy G8 of the South Oxfordshire Local Plan.

That the existing trees on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard the character of the area in accordance with Policy G8 of the South Oxfordshire Local Plan.

That development shall not begin until a scheme for the disposal of foul sewage has been submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of public health and to avoid pollution.

That the parking provision shall be as shown on the deposited drawing, reference 670 13B all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy G10 of the South Oxfordshire Local Plan.
