That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the treads and risers of the steps and the external walls of the ramp shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the character and appearance of the Goring-on-Thames Conservation Area in accordance with Policies G1, CON8 and CON10 of the Adopted South Oxfordshire Local Plan.

That details of the materials and finishes for the railings shall be submitted to and approved in writing by the Local Planning Authority before development commences. Reason: To safeguard the character and appearance of the Goring-on-Thames Conservation Area in accordance with Policies G1, CON8 and CON10 of the Adopted South Oxfordshire Local Plan.

That a scheme for the landscaping of the forecourt area, including section details of any changes to land levels, shall be submitted to and approved in writing by the Local Planning Authority before development commences. Such scheme shall be implemented within six months of the commencement of development on the ramp. Reason: To safeguard the character and appearance of the Goring-on-Thames Conservation Area in accordance with Policies G1, CON8 and CON10 of the Adopted South Oxfordshire Local Plan.
