Conditions / Refusal Reasons
That the development be carried out strictly in accordance with the particulars of the development contained in the application to seek permission for the development and the plan numbers 90659/922/100 1130, 90659/930/100 01 and 90659/930/100 RC1 B accompanying such application except as modified by conditions of this permission unless otherwise agreed by the Chief Planning Officer in writing. Reason: To ensure the details of the development are carried out in accordance with the application as approved.

That development must be begun not later than the expiration of five years beginning with the date hereof. Reason: By virtue of the provisions of Section 91 (1) (a) of the Town and Country Planning Act, 1990.

That a sample panel of the external wall finish, not less than 1 metre square, shall be provided on the application site, and approved by the Chief Planning Officer before work to any external walls commences. Reason: To ensure the finishes are compatible with the surrounding development.

That the external walls and roofs of the buildings/dwellings be constructed and finished in accordance with a Schedule of Materials and Finishes which shall first have been submitted to and approved in writing by the Chief Planning Officer. Reason: To ensure the materials and finishes are compatible with the surrounding development.

That bonnet hip tiles shall be used on the roof hips. Reason: To safeguard the character and appearance of the South Moreton Conservation Area.

That the rooflights shall be a conservation rooflight style. Reason: To safeguard the character and appearance of the South Moreton Conservation Area.

That no development shall commence on site until the applicant has been responsible for organising an archaeological watching brief, to be maintained during the period of construction/during any groundworks taking place on the site. The watching brief shall be carried out in accordance with a written specification and by a professional archaeological organisation that has first been agreed in writing by the Chief Planning Officer. Reason: To safeguard the recording and inspection of matters of archaeological importance on the site.
