Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the character of the area.

That bonnet tiles shall be used on the hips of the roof. Reason: To safeguard the architectural and historic character and appearance of the listed building.

That the timber boarding shall be stained dark brown or black prior to the first use of the building Reason: To safeguard the architectural and historic character and appearance of the listed building.

There shall be no raising of existing ground levels on the site. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity.

No spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity.

Any walls or fencing constructed within or around the site shall be designed to be permeable to flood water, and retained as such thereafter. Reason: To prevent obstruction to the flow and storage of flood water, with a consequent increased risk of flooding.

The walls of the garages shall be constructed with low level openings, in accordance with details submitted to and approved by the Local Planning Authority. Reason: To allow the flood waters to pass unimpeded through the structures.
