That, having regard to the location of the extension on the boundary of the site and to its juxtaposition with surrounding buildings, the extension would result in a cramped and intrusive form of development which would detract from the character and setting of the existing property and the visual amenity of the locality, contrary to Policy H12 of the adopted South Oxfordshire Local Plan.

That, having regard to the location of the extension relative to the adjoining property, 2 Pheasant Walk, the proposals represent an oppressive and unneighbourly form of development which would detract from the residential amenity of occupants of the adjoining property, contrary to Policy H12 of the adopted South Oxfordshire Local Plan.
