That, having regard to the location of the extension relative to the adjoining property, 2 Pheasant Walk, the proposals represent an oppressive and unneighbourly form of development which would detract from the residential amenity of occupants of the adjoining property, contrary to Policy H12 of the adopted South Oxfordshire Local Plan.
