That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To safeguard the architectural and historic character and appearance of the listed building.

That works shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building.

That notwithstanding details contained in the application consent is not hereby granted for the proposed rooflight. Reason: To safeguard the architectural and historic character and appearance of the listed building.

That details of any external vents or flues shall be submitted to and approved in writing by the Local Planning Authority before any works commence. Reason: To safeguard the architectural and historic character and appearance of the listed building.
