That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To safeguard the architectural and historic character and appearance of the listed building.

That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building.

That notwithstanding details contained in the application permission is not hereby granted for the proposed rooflight. Reason: To safeguard the architectural and historic character and appearance of the listed building.

That details of any external vents or flues shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the architectural and historic character and appearance of the listed building.

That the use as a tearoom shall cease by 5 July 2002 unless a further permission has been granted on an application submitted to the Local Planning Authority. Reason: To enable the effects of the use in terms of vehicular traffic generation and car parking to be monitored in the interests of amenity and of highway safety and convenience.
