That having regard to its size, height, location and details of design in relation to the existing bungalow the proposal would represent an incongruous form of development detrimental to the character and appearance of the existing bungalow and the visual amenity of the street scene. In addition the proposed extension because of its bulk and details of design would result in overshadowing, overbearing and overlooking effects detrimental to the residential amenity of occupants of the adjoining properties to the north and south contrary to policy H12 of the adopted South Oxfordshire Local Plan.
