Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory.

That the landing and bathroom windows at first floor on both side elevations shall be glazed in obscure glass prior to the first occupation of the accommodation and shall thereafter be retained as such. Reason: To ensure that the development is not unneighbourly.

That the 1.8 metre fences between points A and B and C and D shown on the approved plan shall be erected prior to the first occupation of the accommodation and shall thereafter be retained as such. Reason: To ensure that the development is not unneighbourly.

That the extension to 45 and 47 Queensway shall be constructed as part of a single building operation and neither part shall be occupied until the extension to the adjoining property has been completed. Reason: To ensure that the development is not unneighbourly.

That the alterations to the roof on the porch to 47 Queensway shall be carried out and completed in accordance with the details on the approved drawing 1941200B within six months of the commencement of development on the site. Reason: To ensure that the details of the development are satisfactory.
