Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory.

That the materials to be used for the external walls shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory.

That no building or raising of ground levels shall take place on that part of the site lying within the area of land liable to flood. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity.

That the additional living accommodation hereby permitted shall be occupied and used for the purposes specified in the application or otherwise as ancillary accommodation to the occupation and use of Downgate House as a single dwellinghouse and shall not be occupied or used separately therefrom. Reason: The separate occupation of the accommodation would represent an undesirable sub-division of the property.
