That, having regard to the size and scale of the proposed two storey rear extension and to the removal of much of the back wall of the original building on the ground floor, the proposal represents an unacceptable form of development which detracts from the character of the grade II listed building and of the Warborough Conservation Area. As such the proposal would be contrary to policies CON5, CON8, CON 10 and H12 of the South Oxfordshire Local Plan.

That, having regard to the relationship of 95 Thame Road with the residential property to the north-west, the addition of first floor windows on the rear elevation represents an unneighbourly form of development which would overlook the garden and house of the Old Malthouse and would be detrimental to the residential amenities of the occupants of that property. As such the proposal would be contrary to policy H12 of the South Oxfordshire Local Plan.
