That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the plinth shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory.

That prior to the first use of the conservatory, a 1.8m high fence shall be erected on that portion of the southern boundary marked in green on the attached plan reference P00/W0086/'A' and shall thereafter be retained. Reason: To ensure that the development is not unneighbourly.
