Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory and to accord with policies H12, CON7, CON8 and CON10 of the Council's adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) the garage accommodation shall be retained as such and shall not be adapted for living purposes without the prior grant of planning permission by the Local Planning Authority on a formal application in respect thereof. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities and to accord with policy G11 of the Council's adopted South Oxfordshire Local Plan.

That the garage building shall be constructed with a floor slab at existing ground level and any material arising from the excavation shall be removed from the flood plain. Apertures shall be inserted in the side and rear walls from ground level up to the March 1947 flood water level to allow free entry and egress of floodwater, with gaps left under the door for the same purpose in accordance with a scheme to be submitted to and approved in writing by the Local Planning Authority. Reason: To prevent the increased risk of flooding due to the impedance of flood flows and reduction of flood water storage capacity and to accord with policies G16 and G17 of the Council's adopted South Oxfordshire Local Plan.

That existing ground levels on the site shall not be raised. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity and to accord with policies G16 and G17 of the Council's adopted South Oxfordshire Local Plan.

That no spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood as shown on maps held by the Environment Agency. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity and to accord with policies G16 and G17 of the Council's adopted South Oxfordshire Local Plan.
