Conditions / Refusal Reasons
That having regard to the location of the site the re-development of the land for residential purposes would result in both an undesirable consolidation and the extension of an isolated group of dwellings into the countryside. This would be contrary to the provisions of the Oxfordshire Structure Plan 2011, particularly policies G1 and H1 and the Council's adopted South Oxfordshire Local Plan, particularly policies G3, G5, C2 and H6.
That the residential re-development of the site would result in the loss of 'The Social Club' building which is currently used by local community groups as a meeting place for social activities. This facility is of particular importance to Nuffield as the Parish does not enjoy the benefits of any other similar facility. Therefore the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly
policy CF2.
