Thereafter, the development shall only be carried out in accordance with the approved details. Reason: To safeguard the character of the area in accordance with policy C3 of the Council's adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows and external doors has been submitted to and approved in writing by the Local Planning Authority. Thereafter, the development shall only be carried out in accordance with the approved details. Reason: To ensure that the details of the development are satisfactory in accordance with policy C3 of the Council's adopted South Oxfordshire Local Plan.

That the existing trees and hedges on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard the character of the area in accordance with policies C3 and C16 of the Council's adopted South Oxfordshire Local Plan.

That a scheme for the landscaping of the site, including the planting of live trees and shrubs and the provision of boundary fencing and screen walling, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings in accordance with policy C3 of the Council's adopted South Oxfordshire Local Plan.

No development shall take place until plans of the site showing the existing and proposed ground levels and levels of the thresholds of all proposed buildings has been submitted to and approved in writing by the Local Planning Authority. Such levels shall be shown in relation to a fixed and known datum point. Thereafter, the development shall not be carried out other than in accordance with the approved details. Reason: To ensure that the work is carried out at suitable levels in relation to adjoining properties having regard to amenity requirements in accordance with policies C3 and H4 of the Council's adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows or rooflights shall be constructed in the north elevation/roofslope of the dwelling other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly in accordance with policy H4 of the Council's adopted South Oxfordshire Local Plan.

Notwithstanding any indication otherwise given on the plans hereby permitted, the velux rooflights in the north facing elevation shall have a minimum internal cill height of 1.7m above finished first floor level. Thereafter, the development shall not be carried out other than in accordance with the approved details. Reason: To secure a satisfactory appearance and ensure the details of the development do not prejudice the health of important vegetation and a preserved tree on the site in accordance with policies C3 and C16 of the Council's adopted South Oxfordshire Local Plan.

That the dwelling shall not be occupied until the parking provision has been constructed, surfaced and laid out, as shown on drawing no. C247; and such parking provision shall be retained thereafter.
