Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That a scheme for the landscaping of the site, including the planting of live trees and shrubs, the treatment of paths and the provision of boundary fencing, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within
12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed withing 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.
Reason: To help assimilate the development into its surroundings in accordance with
Policy G9 of the Council's adopted South Oxfordshire Local Plan.
That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges on the land shall be retained and protected during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation.
Reason: To safeguard the character of the area in accordance with Policy G9 of the
Council's adopted South Oxfordshire Local Plan.
That, notwithstanding the indications given in the application details of all lighting on the site shall be submitted to and approved in writing prior to the commencement of development.
Reason: To protect local amenities in accordance with Policy G1 of the Council's adopted
South Oxfordshire Local Plan.
That there shall be no artificial lighting used within the application site from 11 pm until 6 am unless otherwise agreed in writing by the Local Planning Authority.
Reason: To protect local amenities in accordance with policy G1 of the Council's adopted
South Oxfordshire Local Plan.
That, notwithstanding any indication given in the application, no water features shall be created without the prior written approval of the Local Planning Authority.
Reason: To protect local amenities in accordance with Policy G1 of the Council's adopted
South Oxfordshire Local Plan.
That the 4.5m high wooden poles shall not be used for supporting lighting, amplification or public address systems without the prior agreement in writing of the Local Planning Authority.
Reason: To protect local amenities in accordance with policy G1 of the Council's adopted
South Oxfordshire Local Plan.
That the use of any amplification equipment/public address system shall be limited to no more than 14 days per calendar year unless otherwise agreed in writing by the Local Planning Authority.
