That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the garage building be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To ensure that the details of the development are satisfactory, in accordance with Policies CON7, CON8 and CON10 of the Council's adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of the windows has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that details of the development are satisfactory, in accordance with Policies CON7, CON8 and CON10 of the Council's adopted South Oxfordshire Local Plan.

That the garage doors shall be timber and side hung, unless otherwise agreed in writing by this Council. Reason: To ensure that the details of the development are satisfactory, in accordance with Policies CON7, CON8 and CON10 of the Council's adopted South Oxfordshire Local Plan.

That in accordance with details to be agreed in writing by the Local Planning Authority additional beech and holly hedging shall be planted along the northern boundary of the land adjacent to the north elevation of the garage hereby permitted in the first planting season following the first use of the garage or its completion whichever is the sooner. Thereafter such hedging be so tended as to grow to, and remain at, a height of not less than 2 metres, and that any plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To safeguard the character of the area, in accordance with Policies CON8 and CON10 of the Council's adopted South Oxfordshire Local Plan.
