That having regard to its design and excessive scale, bulk and mass, the proposed new dwelling would result in an intrusive form of development which would be detrimental to the appearance of the streetscene and would detract from the character, visual amenity and landscape qualities of the area which lies within the Chilterns Area of Outstanding Natural Beauty. Therefore, the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies G1, G8, H5 and C2.

That the site lies within an area liable to flood and the proposed development would be likely to result in development at direct risk of flooding and increase the risk of flooding elsewhere. Therefore, the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy G16.
