That the site is not an appropriate small gap in an otherwise built-up frontage suitable for infill development and the proposal would therefore be contrary to the provisions of 
Policy H5 of the adopted South Oxfordshire Local Plan.  In addition, the proposal would result in the erosion and fragmentation of an important open space to the detriment of the character and appearance of this part of the Area of Great Landscape Value and the dwelling by virtue of its siting, scale, mass, bulk and form would fail to respect the scale, form and character of surrounding residential development to the detriment of the character and appearance of the area.  As such, the proposals would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies G1, G8, H5 and C3.
