Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with policy CON10 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of development, sections showing the foundation details of the equipment room shall be submitted to and approved in writing by the Local Planning Authority. Thereafter, the development shall only be carried out in accordance with the approved details. Reason: To safeguard trees which are visually important in accordance with policy C16 of the adopted South Oxfordshire Local Plan.

That the existing Horse Chestnut tree shall be protected by a chestnut paling fence (or similar) of a minimum height of 1.2m erected around the extent of the canopy adjoining the approved cabin and cable runs prior to the commencement of development or of any equipment, machinery or materials being brought on site for the purposes of the development hereby permitted. No materials shall be stored within the fenced area and ground levels shall not be altered, nor shall any excavations be made unless dug by hand. The fence shall thereafter be retained as such until the development hereby permitted is substantially complete and all equipment, machinery and surplus materials have been removed from the site. Reason: To safeguard trees which are visually important in accordance with policy C16 of the adopted South Oxfordshire Local Plan.
