Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification. Reason: In the interests of highway safety and convenience, in accordance with policy G10 of the Council's adopted South Oxfordshire Local Plan.

That the parking provision shall be as shown on the deposited drawing, reference no. 1011/drive all constructed, surfaced and laid out prior to first occupation of the extension hereby permitted and shall thereafter be maintained as such. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities, in accordance with policy G11 of the Council's adopted South Oxfordshire Local Plan.

That the construction method and surfacing materials for the driveway shall be as specified by drawing no. 1011/drive and clarified by Agent's letters dated 14 December 2000 and 19 December 2000, unless otherwise agreed in writing by the Council. Reason: To ensure that the details of the development are satisfactory in accordance with policy C16 of the Council's adopted South Oxfordshire Local Plan.

That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory, in accordance with policy H12 of the Council's adopted South Oxfordshire Local Plan.

That the first floor bedroom window in the south-west (side) elevation of the two storey extension hereby permitted shall be glazed in obscure glass prior to the first occupation of the accommodation and shall thereafter be retained as such. Reason: To ensure that the development is not unneighbourly, in accordance with policy H12 of the Council's adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed at first floor level in the north east or south west elevation of the two storey rear extension other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly, in accordance with policy H12 of the Council's adopted South Oxfordshire Local Plan.
