Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That the works shall be carried out strictly in accordance with the description of the development, plans and specifications contained in the application, and subject to the conditions hereby imposed. Reason: To ensure that the details of the works respect the special architectural and historic interest of the Listed Building in accordance with policies CON5 and CON6 of the adopted South Oxfordshire Local Plan.

That notwithstanding the description of operation contained in the outline scope of works submitted with the application, none of the works (including demolition) for which consent is hereby granted shall commence until such time as a detailed description of the steps and works to be undertaken and carried out under this consent has been submitted to and approved in writing by the Local Planning Authority. Thereafter, the works shall only be carried out in accordance with the agreed details. Reason: To secure the safety and protection of the listed building in accordance with policies CON5 and CON6 of the adopted South Oxfordshire Local Plan.

That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building in accordance with policies CON5 and CON6 of the adopted South Oxfordshire Local Plan.

That samples of all materials to be used in the external construction and finishes of the works hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before any work commences. Thereafter, the works shall only be carried out in accordance with the approved details. Reason: To secure a satisfactory external appearance and ensure the details of the works respect the special architectural and historic interest of the Listed Building in accordance with policy CON6 of the adopted South Oxfordshire Local Plan.

That works shall not begin until a detailed specification of the type, design and external finish of all windows, rooflights, openings, external doors and rainwater goods for the works hereby permitted has been submitted to and approved in writing by the Local Planning Authority. Thereafter, the works shall only be carried out in accordance with the approved details. Reason: To secure a satisfactory external appearance and ensure the details of the works respect the special architectural and historic interest of the Listed Building in accordance with policy CON6 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of works, detailed plans and elevations of all gates, walls, fences and other means of enclosure forming part of the scheme hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. Thereafter, the works shall only be carried out in accordance with the approved details. Reason: To secure a satisfactory external appearance and ensure the details of the works respect the special architectural and historic interest of the Listed Building in accordance with policy CON6 of the adopted South Oxfordshire Local Plan.

That the bricks to be used in the construction of the works hereby permitted shall be laid with a traditional lime mortar mix. Reason: To secure a satisfactory external appearance and ensure the details of the works respect the special architectural and historic interest of the Listed Building in accordance with policy CON6 of the adopted South Oxfordshire Local Plan.

That the brickwork to be used in the works hereby permitted shall be laid in a Flemish bond. Reason: To safeguard the character and appearance of the historic structure in accordance with policy CON6 of the adopted South Oxfordshire Local Plan.
