Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the development be carried out in accordance with the schedule of materials and finishes submitted on 10 September 2000, unless otherwise approved in writing by the Local Planning Authority, prior to the commencement of the development.
Reason: To ensure that the details of the development are satisfactory, in accordance with
policy H4 of the adopted South Oxfordshire Local Plan.
Notwithstanding landscaping drawing no. 2 submitted with this application, no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a scheme of landscaping which shall include indications of all existing trees and hedgerows on the land, and details of any to be retained, together with measures for their protection in the course of development.
Reason: To help to assimilate the development into its surroundings, in accordance with
policy H4 of the adopted South Oxfordshire Local Plan.
That all planting, seeding or turfing comprised in the approved scheme of landscaping shall be carried out in the first planting and seeding seasons following the occupation of the buildings or the completion of the development, whichever is the sooner; and any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation.
Reason: To help to assimilate the development into its surroundings, in accordance with
policy G9 of the adopted South Oxfordshire Local Plan.
That prior to commencement of the development, a plan showing the existing ground levels of the site and the proposed slab level of the dwelling shall be submitted to and approved in writing by the Local Planning Authority, and the dwelling shall be constructed in accordance with the approved slab level.
Reason: To ensure that the development is not unneighbourly, in accordance with policy H4
of the adopted South Oxfordshire Local Plan.
That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) the garage accommodation shall be retained as such and shall not be adapted for living purposes without the prior grant of planning permission by the Local Planning Authority on a formal application in respect thereof.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to
protect local amenities, in accordance with policy H4 of the adopted South
Oxfordshire Local Plan.
That no development shall take place until a scheme showing the means of vehicular access to the site in accordance with the attached specification has been submitted to and approved in writing by the Local Planning Authority and both that access and parking area to
55 Woodlands Road, hereby permitted in accordance with the application drawing, reference 01 Rev E, have been constructed in accordance with the approved schemes.
Reason: In the interests of highway safety and convenience, in accordance with policy G10
of the adopted South Oxfordshire Local Plan.
Notwithstanding the provisions the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order with or without modification), no enlargement, improvement or alteration of the dwellinghouse, alteration to its roof or construction of a porch to any outside door shall be constructed.
Reason: To protect local amenities, in accordance with policy H4 of the adopted South
Oxfordshire Local Plan.
