Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Thereafter, the development shall only be carried out in accordance with the approved details. Reason: To ensure that the details of the development are satisfactory in accordance with policies H12 and C3 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows (including rooflights), external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Thereafter, the development shall only be carried out in accordance with the approved details. Reason: To ensure that the details of the development are satisfactory in accordance with policies H12 and C3 of the adopted South Oxfordshire Local Plan.

That, notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order), no additional windows or rooflights shall be constructed in the roof of the dwelling other than those expressly authorised by this permission. Reason: To safeguard the character of the property and area in accordance with policies H12 and C3 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of development, large scale plans (1:20) of the following shall be submitted to and approved in writing by the Local Planning Authority; ? Eaves level detailing; ? Window cill and header detailing; ? Dormer window detailing; and ? Barge-board detailing Thereafter, the development shall only be carried out in accordance with the approved details. Reason: To secure a satisfactory standard of development in accordance with policies H12 and C3 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of development, details of the brickwork bond and mortar mix shall be submitted to and approved in writing by the Local Planning Authority. Thereafter, the development shall only be carried out in accordance with the approved details. Reason: To secure a satisfactory standard of development in accordance with policies H12 and C3 of the adopted South Oxfordshire Local Plan.
