Conditions / Refusal Reasons
That having regard to its excessive height and bulk, the development would result in an incongruous and intrusive and prominent building in the landscape, which would consolidate development in the open countryside between Shiplake and Henley-on-Thames and be detrimental to the rural character and amenity of the area which lies within an Area of Great Landscape Value. Therefore the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies C3 and C8. Notwithstanding the applicant's intention to use the building for horticultural and associated purposes, the Local Planning Authority is not satisfied that it is essential for the building to be of the height proposed.
