Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building unless otherwise agreed in writing by the Local Planning Authority
Reason: To ensure that the details of the development are satisfactory and to accord with
policy G8 of the Council's adopted South Oxfordshire Local Plan.
That in relation to works at the frontage of the site and as specified on Plan 500/P3, the entrance walls shall be constructed on pad and beam foundations, the paving shall be porous and excavations shall be hand dug unless otherwise agreed in writing by the Local Planning Authority.
Reason: To ensure that the trees on the site frontage which are the subject of a Tree
Preservation Order are retained in accordance with policy C16 of the Council's
adopted South Oxfordshire Local Plan.
That the building shall be used only for purposes incidental to the enjoyment of the dwellinghouse as such, and for no other purpose whatsoever.
Reason: To safeguard the character of the area and to accord with policies G1 and G8 of the
Council's adopted South Oxfordshire Local Plan.
