That having regard to its excessive size and bulk and to the details of the design, the proposal would not respect the small scale and design of the existing dwelling and would therefore detract from the character and special landscape quality of this part of the Chilterns Area of Outstanding Natural Beauty. Therefore the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies C2 and H12 and would not comply with guidance provided in
Section 4.6 of the Council's adopted Design Guide.
