Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That samples of the materials to be used for the external walls and roofs of the extension and garages hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That the development shall not begin until a detailed specification of the type, design and finish of the garage doors has been submitted to and been approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory, in accordance with
policies G8 and C2 of the Council's adopted South Oxfordshire Local Plan.
That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed with 2 metres by 70 metres vision splays in accordance with the specification of means of access attached and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification.
Reason: In the interests of highway safety and convenience and in accordance with
policy G10 of the Council's adopted South Oxfordshire Local Plan.
That the extensions and garages hereby permitted shall not be occupied or used until the parking areas shown on drawing no. 1043/21D have been provided; and such parking and turning areas shall be retained thereafter.
Reason: In the interests of highway safety and convenience and to protect local amenities in
accordance with policy G10 of the Council's adopted South Oxfordshire Local Plan.
That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges on the land shall be retained and protected during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation.
Reason: To safeguard the character of the area in accordance with Policy G8 of the
Council's adopted South Oxfordshire Local Plan.
