Conditions / Refusal Reasons
That the proposed use would give rise to an inappropriate form of commercial development within the Chilterns Area of Outstanding Natural Beauty, which would generate increased activity of the summerhouse building and add to vehicle parking requirements and traffic movements into and out of the site. The development would thereby be contrary to policies E9 and C2 of the South Oxfordshire Local Plan in that it would have an adverse impact on the residential character of the dwelling, and the general character of the locality which is essentially rural by nature with isolated residential development.
That the use of the summerhouse as a commercial office would unacceptably extend the use of the building and the site, adding to pedestrian and vehicular activity, and having regard to the relationship of the site to adjoining residential property, such use would detract from the residential amenity of the occupiers of that property, contrary to policy E9 of the South Oxfordshire Local Plan.
