Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls of the garage extension shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with policies H12 and C3 of the adopted South Oxfordshire Local Plan.

That prior to the first occupation of the conservatory hereby permitted, a 2.0m high close boarded fence shall be erected on the northern site boundary with No 26 St Paul's Way for a distance not less than the most rearward projection of the conservatory. Thereafter, the fence shall be retained as such. If the fence is subsequently replaced, the replacement shall be in accordance with details to first be submitted to and agreed in writing by the Local Planning Authority. Reason: To ensure that the development is not unneighbourly in accordance with policy H12 of the adopted South Oxfordshire Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the north elevation of the garage extension. Reason: To ensure that the development is not unneighbourly in accordance with policy H12 of the adopted South Oxfordshire Local Plan.
