That the proposed two-storey extension, by reason of its design, scale, mass, bulk and proportions, would fail to respect the character and appearance of the existing dwelling and increase the built-up appearance of the site to the detriment of the character of the Area of Great Landscape Value.  As such, the proposal would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies H12 and C3.
