Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences and the materials used shall be in accordance with the approved specification. Reason: To ensure that the details of the development are satisfactory in accordance with policy H12 of the Council's adopted Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with policy H12 of the Council's adopted Local Plan.

That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be inserted in the south (rear) elevation of the two storey extension other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly and to accord with policy H12 of the Council's adopted Local Plan.

That the extension shall not be occupied until the parking provision has been constructed, surfaced and laid out, as shown on drawing ref: CHH/015; and such parking provision shall be retained thereafter. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities and to accord with policy G11 of the Council's adopted Local Plan.

That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification. Reason: In the interests of highway safety and convenience and to accord with policy G10 of the Council's adopted Local Plan.

That prior to the first use of the new access hereby permitted the existing access shall be closed and the highway reinstated. Reason: In the interests of highway safety and convenience and to accord with policy G10 of the Council's adopted Local Plan.
