Conditions / Refusal Reasons
That the proposal would result in the creation of a sub-standard access lacking adequate pedestrian visibility onto the public footpath to the detriment of the safety and convenience of users of the footpath. As such the proposal would be contrary to policy G10 of the Council's adopted South Oxfordshire Local Plan.

That the works associated with the creation of the proposed access would fail to preserve or enhance the character and appearance of the Watlington Conservation Area. Furthermore they would prejudice the health and long term retention of trees which make a significant contribution to the visual amenities of the area. As such the proposals would be contrary to policies CON10, CON15 and C16 of the Council's adopted South Oxfordshire Local Plan.
