Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the development shall be carried out strictly in accordance with the description of the development, plans and specifications contained in the application, subject to the amendments referred to above, and subject to the conditions hereby imposed. Reason: To secure the proper planning of the locality in accordance with policies CON6, CON10 and G16 of the adopted South Oxfordshire Local Plan.

That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with policies CON6 and CON10 of the adopted South Oxfordshire Local Plan.

That the development shall not begin until a detailed specification of the type, design and external finish of all external glazing, doors and rooflights has been submitted to and approved in writing by the Local Planning Authority. Thereafter, the external glazing, doors and rooflights used shall be as approved. Reason: To ensure that the details of the development are satisfactory in accordance with policies CON6 and CON10 of the adopted South Oxfordshire Local Plan.

That the foundations to the development hereby permitted shall be formed in accordance with the details shown on plan 882 received on 9 November 2000 unless otherwise first agreed in writing by the Planning Manager (Southern Area) of the Local Planning Authority. Reason: To safeguard the health of the yew tree that contributes to the amenity of the area in accordance with policy C16 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of development a method statement detailing how the existing yew tree is to be protected during construction and thereafter shall be submitted to and approved in writing. Such method statement shall include detailed measures to protect the existing tree during construction, details of the depth of excavation relative to existing ground level, the means of excavation and protective measures thereafter. The development shall be carried out fully in accordance with the details contained in the approved method statement, and any protective measures agreed therein shall be in place upon substantial completion of the development and retained thereafter unless otherwise first agreed in writing by the Local Planning Authority. Reason: To safeguard the health of the yew tree that contributes to the amenity of the area in accordance with policy C16 of the adopted South Oxfordshire Local Plan.

That existing ground levels on the site shall not be raised. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with policy G16 of the adopted South Oxfordshire Local Plan.

That no spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood as shown on maps held by the Environment Agency. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity in accordance with policy G16 of the adopted South Oxfordshire Local Plan.
