That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roof of the extension and of the boundary wall, shall be submitted to and approved in writing by the Local Planning Authority before any development commences. The development shall thereafter only be carried out in accordance with the approved details. Reason: To ensure that the details of the development are satisfactory in accordance with policies CON6, CON7, C2 and H12 of the adopted South Oxfordshire Local Plan.

That the brickwork to be used in the boundary wall shall be laid in English Garden Wall bond. Reason: To ensure that the details of the development are satisfactory in accordance with policies CON6, CON7, C2 and H12 of the adopted South Oxfordshire Local Plan.

That the brickwork to be used for the extension and new boundary wall shall be pointed using a lime-based mortar mix. Reason: To safeguard the character and appearance of the historic structure and to ensure that the details of the development are satisfactory in accordance with policies CON6, CON7, C2 and H12 of the adopted South Oxfordshire Local Plan.

That all rainwater goods shall be constructed of cast iron. Reason: To ensure that the details of the development are satisfactory in accordance with policies CON6, H12 and C2 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and ventilation details, has been submitted to and approved in writing by the Local Planning Authority. The works shall thereafter only be carried out in accordance with the approved details. Reason: To ensure that the details of the development are satisfactory in accordance with policies CON6, H12 and C2 of the adopted South Oxfordshire Local Plan.
