Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent.
Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works.
Reason: To secure the safety and protection of the listed building.
That samples of the materials to be used for the external walls and roof of the extension and of the boundary wall, shall be submitted to and approved in writing by the Local Planning Authority before any work commences. The work shall thereafter only be carried out in accordance with the approved details.
Reason: To ensure that the details of the development are satisfactory in accordance with
policy CON6 of the adopted South Oxfordshire Local Plan.
That the brickwork to be used in the boundary wall shall be laid in English Garden Wall bond.
Reason: To ensure that the details of the development are satisfactory in accordance with
policy CON6 of the adopted South Oxfordshire Local Plan.
That the brickwork to be used for the extension and new boundary wall shall be pointed using a lime-based mortar mix.
Reason: To safeguard the character and appearance of the historic structure and to ensure
that the details of the development are satisfactory in accordance with policy CON6
of the adopted South Oxfordshire Local Plan.
That all rainwater goods shall be constructed of cast iron.
Reason: To ensure that the details of the works are satisfactory in accordance with
policy CON6 of the adopted South Oxfordshire Local Plan.
That work shall not begin until a detailed specification of the type, design and external finish of all windows, doors and ventilation details, has been submitted to and approved in writing by the Local Planning Authority. The works shall thereafter only be carried out in accordance with the approved details.
Reason: To ensure that the details of the development are satisfactory in accordance with
policy CON6 of the adopted South Oxfordshire Local Plan.
