Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory and to accord with
policy H12 of the Council's adopted Local Plan.
That, prior to the first occupation of the extension hereby permitted a scheme of landscaping which shall include the reinstatement of the boundary hedge where appropriate shall be submitted to and approved in writing by the Local Planning Authority.
Reason: To protect local amenities in accordance with policy G9 of the Council's adopted
Local Plan.
That all planting, seeding or turfing comprised in the approved scheme of landscaping shall be carried out in the first planting and seeding seasons following the first occupation of the extension; and any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless the Local Planning Authority gives written consent to any variation.
Reason: To help to assimilate the development into its surroundings and to accord with
policy G9 of the Council's adopted Local Plan.
That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification.
Reason: In the interests of highway safety and convenience and to accord with policy G10
of the Council's adopted Local Plan.
That the bathroom window in the west elevation of the extension hereby permitted shall be glazed in obscure glass prior to first occupation of the premises and shall thereafter be retained as such.
Reason: To ensure that the development is not unneighbourly and to accord with
policy H12 of the Council's adopted Local Plan.
